Upgrading the Building Management Control System

TC Controls replaced and modernized the building management control system at a Class A office building in Springfield, Massachusetts — routing the project through the Eversource utility rebate program from rooftop units through the floor plate.

When the existing system is ready for replacement

Building management control systems have a useful life of roughly fifteen years before parts, support, and visibility start to lag behind what a modern facility team needs. That was the case at this Springfield, Massachusetts office building — a legacy BMS platform had reached the point where day-to-day operations depended on equipment that was difficult to maintain and limited in what it could show the team.

Rather than a like-for-like swap, TC Controls scoped a full BMS replacement designed to route through the Eversource utility rebate program — putting a meaningful piece of the project cost back in the ownership group’s hands while still delivering a platform built for the long term.

Wiring the mechanical rooms

From the mechanical rooms, our technicians installed and terminated the field controllers, I/O, and communication wiring for the new BMS platform — the physical backbone that ties rooftop equipment back to a single system.

Every panel was wired, labeled, and verified in place before the team moved on to programming.

Above the ceiling: zone-level controls

Above the ceiling, the team programmed sequences for the rooftop units, air-handling equipment, and every variable-air-volume zone across the floor plate — while documenting and submitting the utility rebate paperwork required by the Eversource program alongside the technical rollout.

Once sequences were verified zone by zone, the system was commissioned and handed off to the building operations team.

Zero concerns, nothing but praise

The property management team had no permission hurdles to work through and stayed hands-on with the schedule throughout the rebate process. The result: a smooth installation, a rebate claim that moved alongside construction instead of behind it, and an operations team that’s reported zero concerns since handoff — nothing but praise for how the project came together.
