A Class A building, sized for a bigger conversation

At 660,000 square feet and fourteen stories, this Cambridge, Massachusetts office building needed a controls upgrade sized for a large, fully occupied Class A environment — not a routine retrofit. It was also the first project of this scale TC Controls had taken on for a building of this profile, working alongside the property’s management team to keep tenants comfortable throughout construction.

The scope: replace and upgrade the building’s management control system end to end, while keeping the project aligned with the incentive opportunity available through National Grid.

A full-scope replacement across 14 stories

Our team managed the upgrade as a coordinated program rather than a series of one-off tasks:

  • Replaced and upgraded the building management control system platform across the full footprint.
  • Installed and terminated field controllers, I/O, and communication wiring in mechanical and server rooms.
  • Programmed and verified controls logic floor by floor to minimize disruption to tenants.
  • Coordinated National Grid incentive documentation alongside the technical rollout.
  • Commissioned the finished system and handed off a fully documented platform to the property team.
